CAP X provided quantity surveying and project management services for the re-development of an existing grade II listed five storey office building in Sheffield City Centre. The proposed works involved the construction of a 25,000 sq/ft, nine storey boutique hotel with fifty-four bedroom suites, restaurant, kitchen and bar.
Karma House Hotel
CAP X provided quantity surveying and project management services for the demolition of an existing office building in London and the construction of a three star 112,000 square foot, eighteen storey hotel with basement car park, 120 hotel bedrooms, 108 short let residential hotel apartments, public viewing galley, restaurant and bar.
CAP X also provided services to assist in the planning application to upgrade the scheme to a 4 star hotel, with business facilities which included, offices, meeting rooms, conference rooms, leisure facilities such as a gym, sauna, steam room, spa, another restaurant, bar and kitchen as well as banqueting facilities and two basement levels. The services also involved liaison and negotiation within the local planning authority representatives to obtain agreement to the section 106 conditions.
In addition, CAP X represented the employer in negotiations with two adjoining land owners and the local authority planning department to develop three mixed use schemes that incorporated a number of hotels, leisure facilities, offices and residential apartments.
CAP X personnel acted as quantity surveyor and employer’s agent for the conversion of an existing office building into a 165 bedroom and suites hotel with restaurant, bar and conference room facilities in London.
St Martin’s Lane Hotel
CAP X personnel acted as quantity surveyor for this two-stage guaranteed maximum price for the strip-out and modifications of an existing building to create 204 bedrooms ‘Phillip Stark’ design Hotel in London.
CAP X personnel provided the services of quantity surveyor for a number of sub-contract packages to Multiplex Constructions UK Ltd as part of the design and construction of the Wembley National Stadium in London.
CAP X provided quantity surveying services for the conversion of an existing basement to form the Marquee Club that comprised of a jazz bar and auditorium in Croydon.
Bar & Restaurant
CAP X provided quantity surveying during the construction period to transform an existing basement and ground floor into a restaurant and bar known as the Tabernacle in Central London.
Torre Sena Resort
This project was based in Spain and involved the development of a 450 acre site in phases with phase one comprising involving 220 acres incorporating 315 residential properties, 21 number commercial units, a 5* refurbished Hotel with leisure and conference facilities, 100 number Hotel rental pool garden suites, renovation of the Torre Sena tower, an 18 hole golf course with club house and maintenance building, swimming pool, tennis courts with clubhouse, football pitches, reservoirs and cart paths.
CAP X provided pre-acquisition services that comprised of the

- Production of a business plan for phase one issued for bank funding and private finance
- Review of proposed contracts
- Meetings with the land owner to obtain agreement for development with profit share.
